A former industrial chemical-plant site is turning into a place that will serve the whole area. 

After professional remediation, demolition and reclamation, a new central park will be created along the Jeřice stream and thoughtfully placed residential housing — calm, connected to both walking and cycling routes, at the scale of the municipality and the landscape.

The park as the new center

The Jeřice stream and terrain modelling create a naturally tranquil core of the area. 

The park is therefore planned by the water as the main public space, with the proposed housing sensitively following. Traffic is handled along the perimeter so the inside of the locality remains quiet, safe and pleasant for pedestrians and cyclists.

The project is designed to be built in three separate phases, A, B and C, with a total of 96 apartment units for approximately 280 residents. Most apartments will have 2-room + kitchenette and 3-room + kitchenette layouts, with several 4-room + kitchenette units. The average floor area of the apartments, excluding terraces and balconies, will range from 45 m² to 65 m² for the 2-room + kitchenette and 3-room + kitchenette layouts, while the 4-room + kitchenette apartments will range from 85 m² to 95 m². All units will be approved as apartments intended for permanent residential living.

The development project has already successfully completed the stage of changing the zoning plan, allowing residential construction with an expected maximum of 280 residents in 96 apartment units. In autumn 2025, extensive remediation of the site was launched under the auspices of EU funding, and this will take approximately 22 months. We are now working with architects and designers to prepare the documentation required for the construction permit, which will follow on from the above-mentioned urban study. We expect the construction permit to be issued by June 2027, followed by the start of the first phase of construction in July 2027.

We approach remediation with maximum responsibility, carefully removing all construction and operational remnants of the original industrial activities while preserving the connection to the history of the site and its historical elements. The remediation of the site includes the complete demolition of the original buildings, ecological removal of technological units, landscaping of the land after demolition, soil sampling and remediation to meet all legal standards, hydrogeological surveys, and revitalisation of the banks of the watercourse. The project also includes a landscape study to select suitable landscape elements for the future relaxation park. Complete ecological remediation is carried out according to the methodologies of the Ministry of the Environment. Expert geological and environmental supervision is present at every step. All work is monitored and approved by state administration authorities, including the Regional Public Health Authority and the Czech Environmental Inspectorate. The remediation is carried out by certified companies specialising in the reclamation of brownfields. Every step is documented and the results are independently verified. This creates a completely safe and healthy environment that meets all requirements for modern residential development.

At the foot of the Jizera Mountains, in a quiet natural bay between Liberec and the Frýdlant region, lies a place that wrote the industrial story of the region for decades. Today, however, its chapters are being rewritten – with respect for the past, but with the courage to create something new. The J. G. When the production of chemical preparations for the textile industry began in Mníšek, the site became one of the engines of the local economy. For decades, people from the surrounding villages worked here, and the factory was part of their everyday lives. Over time, however, it became clear that the industrial era had come to an end. Production fell silent, the buildings were left empty, and the site became a typical brownfield – a place with potential, waiting for a new direction. The floods of 2010 revealed hidden environmental contamination and attracted the attention of experts and the public alike. It was clear that the area needed a fresh start.

This was followed by the decision to carry out thorough remediation, remove old chemical substances, and completely clean the soil and groundwater. The result of the remediation is a safe, verified location, ready for modern development.

This project is not just about apartments. It is about the feeling of living in a place with a soul. A place that has undergone a transformation – and now offers a new beginning to its future residents.
