What is the history of the project and the site?
At the foot of the Jizera Mountains, in a quiet natural bay between Liberec and the Frýdlant region, lies a place that wrote the industrial story of the region for decades. Today, however, its chapters are being rewritten – with respect for the past, but with the courage to create something new. The J. G. Heusser site is being transformed into a modern residential district, bringing life back to a place where factory halls once stood. A.
A place with a story worth telling
When the production of chemical preparations for the textile industry began in Mníšek, the site became one of the engines of the local economy. For decades, people from the surrounding villages worked here, and the factory was part of their everyday lives. Over time, however, it became clear that the industrial era had come to an end. Production fell silent, the buildings were left empty, and the site became a typical brownfield – a place with potential, waiting for a new direction. The floods of 2010 revealed hidden environmental contamination and attracted the attention of experts and the public alike. It was clear that the area needed a fresh start.
This was followed by the decision to carry out thorough remediation, remove old chemical substances, and completely clean the soil and groundwater. The result of the remediation is a safe, verified location, ready for modern development.
This project is not just about apartments. It is about the feeling of living in a place with a soul. A place that has undergone a transformation – and now offers a new beginning to its future residents.
